What we finance

 • Ground-up residential construction
 • Multi-unit townhome and condo projects
 • Tear-down and rebuild
 • A lot you already own, or a lot you are buying to build on
 • Builders, developers and investors — spec projects and projects you plan to keep

EasyBuild: our hard-money construction program

EasyBuild is Commercial Loans Florida's own construction program, underwritten the way our hard money loans are — on the property, the equity and the transaction. It covers residential and multi-unit townhome and condo projects, whether you start from a tear-down or a lot, and construction draws fund in 48 to 72 hours so the crew is never waiting on the lender.

 • Residential, multi-unit townhome and condo construction
 • Tear-down or lot
 • Draws funded in 48 to 72 hours
 • Asset-based underwriting — the project and its value drive the loan

Commercial construction and larger projects

Commercial construction — apartment buildings, retail plazas, industrial property, assisted living facilities and owner-occupied business buildings — is placed case by case through our network of banks, private lenders, debt funds, family offices and hedge funds. Owner-occupied projects may also fit an SBA loan. Send us the project summary and we will tell you which lender fits.

How a construction loan comes together

1
Project summary
The lot or property, the plans, the budget, the timeline and your experience.
2
We size the loan against the project
The lender looks at the land, the construction budget and the finished value.
3
Closing
The land or payoff is funded at closing; the construction budget is held for draws.
4
Draws as the work completes
Each completed stage is inspected and funded — in 48 to 72 hours on EasyBuild.

When the building is done

🏠

Keep it as a rental

Refinance into a DSCR loan — qualified on the rent, not your personal income.

🏢

Stabilize a commercial building

Move into a commercial real estate loan once the property is leased.

🔁

Need more time?

A bridge loan carries the project through lease-up or sale.

🏘️

Sell

Spec builders pay the loan off at the sale of each unit.

Frequently asked questions

What kind of projects do you finance?

Ground-up residential, multi-unit townhome and condo projects, tear-downs and lots. Commercial construction is placed through our lender network case by case.

How quickly are draws funded?

On the EasyBuild program, construction draws fund in 48 to 72 hours.

Can I finance the lot as well as the construction?

Yes — the program covers a tear-down or a lot. Tell us whether you already own it or are buying it.

How much of the project will the lender fund?

It depends on the land, the budget, the finished value and the file. We size the loan after reviewing the project summary.

Do I need plans and permits before applying?

Not to start the conversation. Tell us where the project stands and we will tell you what the lender needs before closing.

Do I need building experience?

Experience helps the file. Tell us about the projects you have completed and we will tell you which program fits.

Do I pay interest on the full loan during construction?

It depends on the program — we explain how interest is charged on the drawn balance when we quote the loan.

What happens when construction is finished?

You sell, refinance into a DSCR loan if you keep the property as a rental, or into a commercial real estate loan for a leased commercial building.
